Create or Change Sign Standards for Tenants in my Center

Site specific sign standards are required for all multi-tenant commercial ,resort and employment centers. For more information about creating or changing sign standards for your center, please see below. 

 

PAD Sign Exemption

Step 1.Review the requirements for PAD sign exemptions

  • Verify the sign standards for your site are regulated by a Planned Area Development (PAD). 
  • Review the sign standards in Chapter 28 of the Zoning Code.

Step 2.Submit a formal application online

  • All items must be provided in PDF format. 
  • Submit a formal application online through the customer portal with all required contents from the PAD Sign Exemption Guide(PDF, 219KB). You can find the application under "Sign Permits - Not in the Right-of-Way" - "Sign Program."
  • All fees must be paid upon submitting. Reviews will not begin until all fees are paid. Fees may be paid online. 

Step 3.Staff review

  • All applicable departments will review your submittal for code compliance
  • Staff comments will be provided within 20 working days of a complete submittal
  • A revised application addressing staff comments must be resubmitted
  • Additional revised submittals may be necessary if code issues are not adequately addressed.
  • Once all staff comments are addressed, the application will be scheduled for consideration by the Planning and Zoning Commission.  

Step 4.Present and answer questions at the Planning and Zoning Commission Public Hearing

  • PAD Sign Exemptions requires consideration by the Planning and Zoning Commission
  • Staff will provide a staff report regarding compliance to the zoning code 
  • The general public, including neighbors, will similarly be provided an opportunity to speak during the public meeting.

  • Both staff and the applicant are required to present to the Planning and Zoning Commission. Please click HERE for more information and to prepare for your presentation.

Step 5.Present and answer questions at the Town Council Public Hearing

  • Following a recommendation from the Planning and Zoning Commission, Town Council will consider the application
  • Staff will provide a staff report regarding Zoning Code compliance
  • Both staff and the applicant are required to present to the Town Council. Please click HERE for more information and to prepare for your presentation.

Step 6.Next steps

  • Upon Town Council approval, the next step is to proceed with a sign package, sign criteria or a Master Sign Program. 

 

 

Sign Criteria

Step 1.Review requirements for a sign criteria 

  • Verify if a sign criteria exists for your development by clicking HERE. 
  • Review the sign standards in Chapter 28 and Addendum A of the Zoning Code.

Step 2.Submit a formal application online

  • All items must be provided in PDF format. 
  • Submit a formal application online through the customer portal with all required contents from the Sign Criteria Guide(PDF, 239KB). You can find the application under "Sign Permits - Not in the Right-of-Way" - "Sign Program."
  • All fees must be paid upon submitting. Reviews will not begin until all fees are paid. Fees may be paid online. 

Step 3.Staff review and approval

  • All applicable departments will review your submittal for code compliance 
  • Staff comments will be provided within 20 working days of a complete submittal
  • A revised application addressing staff comments may be required. Additional revised submittals may be necessary if code issues are not adequately addressed.
  • Once all staff comments have been addressed, the proposed sign criteria will be administratively approved. The approved documents will be available online through the customer portal. 

Step 4.Next steps

  • The next step is to acquire a sign permit for installation. 

 

 

Master Sign Program

Step 1.Review the requirements for a Master Sign Program

  • Verify if a Master Sign Program exists for your development by clicking HERE.
  • Review the sign standards in Chapter 28 and Addendum A of the Zoning Code.

Step 2.Submit a formal application online

  • All items must be provided in PDF format. 
  • Submit a formal application online through the customer portal with all required contents from the Master Sign Program Guide(PDF, 258KB). You can find the application under "Sign Permits - Not in the Right-of-Way" - "Sign Program."
  • All fees must be paid upon submitting. Reviews will not begin until all fees are paid. Fees may be paid online. 

Step 3.Staff review

  • All applicable departments will review your submittal for code compliance
  • Staff comments will be provided within 15 working days of a complete submittal
  • A revised application addressing staff comments must be resubmitted
  • Additional revised submittals may be necessary if code issues are not adequately addressed.
  • Once all staff comments are addressed, the application will be scheduled for consideration by the Planning and Zoning Commission.
