Community Model Homes: Model Plan Library

This page serves as a repository for all Community Model Homes approved by the Town and proposed models awaiting approval. Residents can browse this page to find a potential Community Model Home for their property. Plans for Community Model Homes are purchased directly from the designer, not the Town. 

Please note, a site plan is required by the Town when building a Community Model Home to ensure all site-specific standards, including zoning and utility location, are met.

Available July 1, 2026

  • Single-Family units are buildings designed for occupancy by one (1) family.
  • Accessory Dwelling Units (also known as Guest Houses or Casitas) are attached or detached buildings designed for occupancy on the same lot or parcel as a single-family dwelling of greater square footage. These buildings must include their own sleeping and sanitation facilities and may have kitchen facilities.

 

Available January 1, 2027

  • Duplex units are buildings designed for occupancy by two (2) families.
  • Triplex units are buildings designed for occupancy by three (3) families.

The Town of Oro Valley makes no guarantees, representations, or warranties regarding the purchase, or construction of plans located in the Community Model Homes Model Plan Library. Residents using a Community Model Home from the Model Plan Library rely solely upon the designer, architect, or contractor for any and all representations, warranties, or assurances regarding the actual cost, design, and construction of all plans. 

Please note that although the Community Model Homes are pre-approved for Building Code compliance, before constructing a Community Model Home, you must still apply for and receive all applicable permits and pay associated fees. Community Model Home size allowances and approval will depend on your property size, location, zoning, and other applicable development standards. All residents are strongly encouraged to review all applicable zoning requirements (e.g., setbacks, building height, lot coverage, etc.) for your property before the purchase of plans. Though pre-approved, all plans selected from the Model Plan Library must meet the development regulations that apply to your specific site.
