Zoning Verification

A zoning verification is an official letter issued by the Town of Oro Valley that provides information on the legal uses, zoning, compliance, and development history. Zoning verification requests are per parcel; however, multiple parcels may be processed as one application if is it part of a single, contiguous development (such as a shopping center).

Fees

As specified in the Oro Valley Zoning Code, all fees must be paid in full prior to receiving a zoning verification. 

The fee for a Zoning Verification is $100.00 per application/parcel (unless a single development) 

 

Step 1: Submittal for Staff Review

  • Town staff will review your request and provide the zoning verification within 10 business days. 
  • You can submit your formal application online through the customer portal under "Planning and Zoning" - "Zoning Verification."
  • Submit the following information through the customer portal in PDF format. Please name PDF files in a self-explanatory manner such as “Document Type – Date.”
    • A Letter that provides detailed questions to the specific items you are requesting (i.e., abutting zoning districts, allowed uses, certificate of occupancy, etc.)
    • Any Supporting Documentation, such as maps, site plan, etc.

Step 2: Notification

  • Once complete, the zoning verification letter, along with supporting documentation and payment receipt, will be available through the customer portal.
  • All fees must be paid before the zoning verification will be released.
