  • September 20, 2016 - AZBO Classes September 2016

    During the week of September 26th through September 30th staff from Permitting and Inspection Divisions will be attending classes with the Arizona Building Officials (AZBO).

    The Permitting and Inspection Divisions will continue to serve customers during regular business hours, Monday through Friday from 8:00 a.m. to 5:00 p.m., however, we will be operating at a reduced staffing level.

  • January 4, 2016 - Over the counter plan review

    The Town of Oro Valley continues to offer over the counter plan reviews for simple projects such as water re-pipes, HVAC replacements, sewer and water line repairs, electrical services/upgrades, etc.  To increase our service opportunities, the Town is expanding the over the counter review program to now include projects that are slightly more involved such as:

    • Pools
    • Attached covered porches or pergolas
    • Detached ramadas
    • Site walls
    • Storage buildings
    • Other minor projects if staff deems that the review may be completed within about 15 minutes
    • Coming soon – Building Permits off of a model (i.e. plot plans)

     

    Over the counter reviews for this expanded service will be available on Thursdays from 9:00 a.m. until 11:40 a.m.  Eight time slots are available in 20 minute increments beginning at 9:00 a.m. on a first come, first served basis.  To reserve an available time slot, customers must sign up in person beginning at 8:00 a.m. on Thursday morning. Be advised that one submittal is allowed per customer and is limited to reviews that can be completed in about 15 minutes per reviewing department.

    More complex reviews will still need to be done under the standard review process.  Examples of the types of submittals not eligible for the over the counter review program are:

    • Custom Homes
    • Most commercial projects
    • Plans requiring structural review 
    • Projects requiring Grading Permits
    • Projects requiring review by Golder Ranch Fire District
    • Projects requiring more than 15 minutes of review per discipline or are of poor quality/incomplete

    Please note that an over the counter plan review does not guarantee approval or issuance of a permit and may still require the standard review process if deemed necessary.

Division Overview
The Permitting Division coordinates all aspects of plan review for permitting and development by assessing compliance with the codes and ordinances adopted by the Town.  Plan review and coordination of projects includes conceptual and final site plans, improvement plans, grading, building, wall, pools, spas, signs, equipment and miscellaneous projects for both residential and commercial development.

Plan Review Program Overview
All Plan Review is performed by a staff of Certified Plans Examiners, Licensed Engineers and Technicians.  This team is responsible for the review of all commercial and residential construction plans which includes the following disciplines: civil, architectural, structural, fire-resistive, life/safety, mechanical, plumbing, and electrical systems.  Plan review is also provided for all conceptual and final site plans, improvement and grading plans.  In addition, this team ensures implementation of the Zoning Code and decisions of the Boards and Commissions including Town Council.

Intake, Issuance and Records Management Program Overview
All permit applications are received and reviewed by the Certified Permit Technicians to ensure all necessary documentation is included to provide a timely review.  The permit is monitored at each stage of review for comments or approvals and prepared for issuance and inspection.  The Permit Techs will also collect and release assurances posted to ensure development occurs in a timely manner and in compliance with approved plans.  The Techs are also responsible for records management in compliance with the State's records retention law.
